			<content:encoded><![CDATA[<p>We were approached by a couple who had experience running a fish and chip shop in the North of England to find them a good already trading chip shop for sale in any East coast resort in Mallorca.</p>
<p>They were coming over on holiday and wanted to combine business with pleasure.</p>
<p>We found them two options, both trading, one with a cafe combined.</p>
<p>They were able to view both businesses for sale and see them in operation during their stay. We suggested just taking a couple of days to watch each business during it&#8217;s trading hours and a few days further researching the area with our assistance.</p>
<p>They decided that the one with the attached cafe was the one for them, we negotiated an offer while they were here and a deposit was paid.</p>
<p>They returned to the UK and within a month they were back in Mallorca with their daughter and son in law who are now running the cafe part of the business with them.</p>
<p>A great success story, great family and decent fish and chips as well!</p>

			<content:encoded><![CDATA[<h3>Finding A Business For Sale In Mallorca Is Not As Simple As It Seems</h3>
<p>We wanted to explain in a detail and using examples how we can help to really make a difference when you are looking for businesses for sale in Mallorca.</p>
<p>If you approach a business estate agency they will only show you businesses for sale that they themselves have listed, they may have a choice of one or two that match your requirements but that will probably be all.</p>
<p>There is, of course, no way that they will recommend another agency to you, why would they? It may happen that another agency has just the business for sale that you are looking for but unless you have also spoken to that agency then you will never know. They don&#8217;t share information. They would prefer you bought a business from them, of course.</p>
<p>Now the other side of your business search should be the local residential real estate agents, many of which also sell businesses. To get the benefit of the businesses they list you would need to know the area that you want to buy your business in and visit them, believe it or not many do not have websites and where they do are invariably in Spanish so searching for &#8220;business for sale majorca&#8221; won&#8217;t get you any of them.</p>
<p>If you don&#8217;t go down this route then you could be looking at a bar for sale through a business agent, that doesn&#8217;t quite meet your needs, however the one across the road would be ideal but neither your business estate agent nor you knows that its even for sale.</p>
<p>Lets also look at the third area where you should be concentrating your efforts, local knowledge, local newspapers and bars!</p>
<p>This is probably the hardest of all for you to achieve success in, many businesses that are for sale in Mallorca never even get to the business agents or even the local estate agents, the owners preferring to deal either with a recommendation from a friend, through the local newspapers or even by word of mouth.</p>
<p>It is virtually impossible for you to cover this market unless you are prepared to spend a very long time getting to know an area and who to speak to.</p>
<p>So continuing the business agency scenario, you have no been to see the bar that doesnt quite meet your requirements, remember the one over the road does, but you don&#8217;t yet know about it and believe it or not just around the corner is another at half the price, sadly you will drive right by it.</p>
<p>The final area is harder still. It&#8217;s the bars that are not officially up for sale, but would be if someone offered the right money! This is one that unless you know the areas, the businesses and the owners, will never ever be considered and yet it should. You will get told the best bars, restaurants etc never get sold, it&#8217;s not true, they are not actively marketed for sale but if someone came along at the right time with the right offer a negotiation could be made.</p>
<p>So you can attempt to cover those areas yourself or you could let us handle all the business agents, the local estate agents, the newspapers, the word of mouth and come back to you with all the answers.</p>

			<content:encoded><![CDATA[<p>Yesterday, President Francesc Antich informed that he is looking for ways to save the Futura airlines and give assurance to its 1,200 staff members after the Palma-based company went into administration.</p>
<p>The airline industry is unable to withstand the high fuel costs. With Futura airline wanting to reduce its fleet to half, the President said that today, a special committee will meet to make an analysis of this issue. He said that he wants the airline officials also to be involved in the meeting to understand the causes and other details of this problem.</p>
<p>He also said that since Balearics is a major tourist destination, good transport facilities should be provide to the tourists as well as the residents.</p>
<p>If you are travelling from the Uk or are planning to come to Majorca to view any businesses for sale then it is always worth confirming your flight details prior to departure. The downfall of Futura should not affect your travel plans or indeed affect any business you are planning here as it was not a major tourist airline.</p>

The meeting was held by Miguel Sebastian, Minister for Tourism and Commerce, in which, a plan to attract international more tourists during the autumn-winter season was discussed. The ministry</p>
<p>After the meeting, ministry resources said that in spite of bad economic conditions all over the world, the tourism industry of Spain is doing well. They said that, in general, the number of people visiting Spain had remained stable during the last 7 months showing a slight decline of 0.2%. The ministry assumed that the Spanish tourism industry had been very resilient despite the unfavourable conditions. A research conducted by the National Institute of Statistics indicated that in July, overnight stays by foreign visitors all over the country had increased by 2.9 percent. The research also showed that The Balearics had the highest hotel occupation for July with it being 86.95 % of the total capacity.</p>
<p>In July, 9&#8217;176&#8217;866 visitors stayed overnight in the Balearics&#8217; hotels &#8211; 1,388,557 foreign visitors and 234,233 Spaniards. However, the hotel prices have increased the most in Aragon and Balearics, when compared to last year.</p>
<p>The government Spain is planning to launch its Tourism Overhaul Plan for the year 2020. This will include renovating old and established tourist destinations that are wearing down. This will also be advantageous to the different sectors of industry, other than tourism.</p>

<p>During our survey of business owners in Majorca we found that it was not really the number of tourists that were down it was the spend per head. Mainly due to the UK credit crunch and also to the exchange rate.<br />
It is still to be said that good businesses although experiencing this down turn have done so to a lesser extent.<br />
What has also happened is that there is forecast an increase in the amount of businesses for sale in Mallorca before the end of the season, making this a buyers market and one where you need Target Mallorca to ensure you get the best deal for your money.</p>

<p>There are always a choice of bars for sale and businesses for sale in Santa Ponsa, the concentration of business in this area always ensures that. The summer season is normally very busy with the chance of some Winter trade as there are many ex pats living in the area year round.</p>
<p>There are many Irish bars, karaoke bars, themed bars restaurants and late night music bars around the Santa Ponsa area and it is known as a resort where good success can be achieved with the right business.</p>

<h3>Resort Information -- Santa Ponsa</h3>
<p>The very popular holiday resort of Santa Ponsa, along with its more infamous neighbours Palma Nova and Magaluf, are all part of the municipal district of Calvia on the south west coast of Majorca approximately 20km, or 12 miles west of the capital Palma.</p>
<p>Unlike the nearby &#8220;Brit&#8221; resorts of Palma Nova and Magaluf which are 5km away to the east, Santa Ponsa  has developed a very strong Celtic theme and has become very popular with both Irish and Scottish visitors. In response to this market, a large number of both Irish and Scottish themed bars and restaurant have in recent  years opened in the town.</p>
<p>The main beach is reasonably large, and in recent years it has been extended with imported sand to  accommodate an increasing number of visitors to the resort. Even so, in high season it can still become very  crowded due to its popularity with both tourists and locals alike. If you wish to escape from the crowds, there is a smaller secondary beach set in its own sheltered cove about  15 minutes walk away which can be reached from the Avda. Rei Jaume I. Both beaches have the usual facilities expected of a modern resort, along with a good variety of water sports  equipment available for hire. Swimming in the bay is generally quite safe with no strong currents, and fairly shallow waters, however, care  must always be exerted when the flag system is in operation.</p>
<p>Regular boat trips along the south west coast operate from both the main beach and marina at Santa Ponsa,  and at around £10 per head represent excellent value for money. The boats are all quite modern, with both a  small bar and toilet facilities onboard. On most trips the captain will usually stop for about 30 minutes giving  you the chance to dive or jump off the back of the boat and cool off in the sea.</p>
<p>Santa Ponsa has quite a wide selection of cafes, bars and restaurants and excellent facilities for visitors on self  catering arrangements. In response to the strong UK and Irish influences in the town, many supermarkets now  also stock readily recognisable UK branded goods, although in many cases the prices charged may be  considerably higher than those you would expect to pay at home. Although the underlying principle of consumer  choice was once explained to me by a local shopkeeper as, &#8220;if you don&#8217;t like the price, you don&#8217;t have to buy&#8221;.</p>
<p>The resort really come alive in the early evening, but is never in the same league of its neighbours Palma Nova  and Magaluf. Although, from the size of our Restaurants and Bars pages, you will quickly realise that Santa Ponsa has an abundance of bars, restaurants, and live music venues,  catering for families with children.</p>
<p>All things considered, the town is cheerful, easy going and is essentially a family resort, although little now  remains of the original village that was Santa Ponsa before the onset of mass tourism in the early 1960&#8242;s.</p>

<p>There are a selection of businesses normally for sale in the resort of S&#8217;Illot. These can range from British owned bars to Spanish restaurants and the occasional shop. S&#8217;Illot itself is a quieter resort although has grown in recent years to meet its neighbour Cala Bona. This has created additional business for the bars in the area. Buying a business in S&#8217;Illot can be a good investment if you are careful about the location.</p>

<h3>Resort Information -- S&#8217;Illot</h3>
<p>The resorts of S&#8217;Illot and its nearest neighbour Sa Coma, are part of the municipal district of Sant Llorenç des Cardassar, and are situated along the east coast of Majorca, neatly sandwiched between the resorts of  Cala Millor  and Porto Cristo.</p>
<p>Public transport around all of the east coast is at best &#8220;unreliable&#8221;, but for the very brave or very foolish, buses  do run into Palma 4 times each day during the summer, inland to Manacor 9 times a day, south to the Caves of  Drach 5 times a day, and north to the resort of Cala Millor 10 times each day.  Over the years many visitors to Mallorca have asked us for information on bus timetables, and although our general  advice is the &#8220;sit and wait, and enjoy the sun&#8221;, timetables are published each year on the bus stops throughout the town and also on local bus operator&#8217;s <a title="Bus Service" href="http://www.sonservera.com/aumasa/bus.asp" target="_blank">Aumasa</a> web site, although, clearly no responsibility can be  accepted as to either the content or accuracy of information provided by these external sources.</p>
<p>Most visitors to S&#8217;Illot would be surprised to learn that until the late 1970&#8242;s the east coast of Majorca did actually have its own railway line running from Manacor to Arta, passing  through the local towns of Sant Llorenç and Son Carrió. Although the grand station of &#8220;Pou Vell&#8221; still remains in  the centre of Sant Llorenç, sadly there are no plans to reinstate this line, which for a relatively small investment of the much hated &#8220;tourist tax&#8221;, would undoubtedly prove to be both a major tourist attraction and amenity for the area.</p>
<p>Unlike nearby Sa Coma, the resort of S&#8217;Illot is not a modern purpose built holiday resort, but a traditional Mallorcan fishing village that really only started to adapt during the mid 1980&#8242;s to meet the ever increasing demand  for tourist accommodation on the island. Visitors to S&#8217;Illot will often stand and stare as the few remaining fishing  boats here are hauled up each day, over the rocks and onto a concrete ramp at the end of the beach.</p>
<p>Over the last 25 years or so, S&#8217;Illot has continued to grow in a fairly controlled manner by Mallorcan standards. In all fairness to the local council, considerable efforts have clearly been made to maintain &#8220;green zones&#8221; and to extend protection over areas of special environmental interest, the most notable of these being the Punta de n&#8217;Amer headland which we&#8217;ll cover in more detail on our Attractions page, and it is sincerely hoped that this policy is allowed to continue into the long term against the ever increasing demand for tourist beds.</p>
<p>A wide traffic free promenade also runs through S&#8217;Illot, north towards the resort of Sa Coma and south  to the smaller sheltered beach of Cala Moreya, which you may sometimes see written as Cala Moraia. If during your stay here you venture into Sa Coma, don&#8217;t expect to find a mirror image of S&#8217;Illot, as most visitors find the contrast between the two resorts to be quite surprising.</p>
<p>If you are looking for all night karaoke bars or night clubs with foam parties every night, I am afraid that S&#8217;Illot just will not appeal to you. Evening entertainment here is generally hotel based, although the resort does have a  small number of lively bars, but even these tend to have few customers after about midnight reflecting the family market that the town attracts. However, if you ever tire of S&#8217;Illot and are looking for a wider selection of bars and  restaurants, the &#8220;bright lights&#8221; of the more lively Cala Millor are only around 5 minutes away by taxi.</p>

<h3>Resort Information -- Soller -- Puerto Soller</h3>
<p>The municipal district of Soller covers an area of around 44 km2 deep in the heart of the Sierra de Tramuntana mountain range.  The area is dominated by the impressive &#8220;Puig Mayor&#8221;, which at 1,445m above sea level is the highest mountain in Majorca.</p>
<p>The village of Puerto de Soller is the only resort along the rugged west coast of Majorca, which although  being only 35km north west of the capital Palma, and the  Son Sant Joan International airport, the isolation of the area by the Sierra de Tramuntana mountain range once necessitated one of the longest  transfer times on the island. However, since the opening of the direct C-711 road, passing through the impressive &#8220;Túnel de Sóller&#8221;, journey time has now been cut to a more respectable 40 to 45 minutes.</p>
<p>The actual resort of Puerto de Soller is an almost perfect horseshoe bay enclosed by two headlands,  which is not too dissimilar from many of the resorts on the north coast of Menorca.</p>
<p>At a little over 3km inland from the port is the original old town of Soller. The main road that joins the two is shared with both trams and numerous coaches,  as most of the major tour operators to Majorca incorporate a boat trip around the harbour at Puerto de Soller into their &#8220;Scenic West&#8221; type day trips. As a result this road can become very busy and congested during the  summer months.</p>
<p>This tramway is the only working tram on the island and is known locally at the &#8220;Orange Express&#8221;.  Not for the colour of the carriages, but due to the fact that its route meanders from the old town,  through orange groves to terminate at the harbour at Puerto de Soller.</p>

<p>If the thought of driving the 35km back down to Palma either via the tunnel, or through the winding  mountain pass, complete with its terrifying hairpin bends, isn&#8217;t that appealing, then why not let the train  take the strain. From a converted 17th Century manor house in the old town of Soller, the &#8220;Tren de Soller&#8221; clatters its way down to Palma around 5 times everyday.  Both tourists and locals alike, have been making this journey now for the past 90 years in the vintage brass  and mahogany carriages that are a trademark of this train, whilst admiring the breathtaking scenery enroute.</p>
<p>The main town beach is quite small with few, if any facilities, so really will have a very limited appeal to families  with children.  The Local Authorities are planning the creation of an artificial beach complete with a new  wooden promenade for the town,  possibly funded by the proceeds of the much hated Tourist Tax.  The sand for this beach will be dredged from offshore and an underwater pontoon then constructed to ensure  that it is not reclaimed by the sea. The promenade is planned to be 3m wide and equipped with lighting and  benches along its length. The overall project has an estimated cost of almost two million Euros,  and will take about 5 months to complete once the contract is awarded.</p>
<p>The area is most popular with middle aged couples, and those interested in walking and scenery,  who use the town as a convenient base to get into the mountains that have protected the resort for many years.</p>
<p>Certainly worth a mention here are the 2 villages of Fornalutx and Biniaraix, who are both approximately 4km  from the centre of old town, nestled at the base of the &#8220;Puig Major&#8221;. At both villages, the last 100 years appear to have completely passed them by, and visitors can experience  the traditional Majorcan way of life, and how the island used to be before the tourists started to arrive.<span style="font-size: x-small; font-family: Arial,Helvetica,sans-serif;"> </span></p>

<p>The trade in this area is mainly UK and German with a good level of resident ex pats giving a small possibility of a Winter trade.</p>
<p>There has been a downturn of UK visitors to Porto Colom in recent years but this looks set to improve with a major UK tour operator coming back to the area.</p>
<p>There can be some bargain priced bars and restaurants around here if you know where to look and who to ask.</p>

<h3>Resort Information -- Porto Colom</h3>
<p>The resort of Porto Colom is the principle coastal development of the municipal district of  Felanitx, on the southern half of the east coast of Majorca. Although as the crow flies the resort is only around 65km, or 40 miles east of Palma and the Son Sant Joan International airport, it has to be said that the road over to the east coast is not particularly good, and it is not unusual for the  transfer to take approximately 1.1/2 to 2 hours from the time you actually leave the airport grounds.</p>
<p>The municipality as a whole covers an area of around 170 km2, and along with the administrative town of Felanitx encompasses a handful of picturesque inland villages, and the two other coastal resorts of Cala Ferrera and Cala Serena.</p>
<p>The name of &#8220;Felanitx&#8221; originates from the Latin word &#8220;fenalicius&#8221;, which roughly translates into English as  &#8220;a place where fenas grows&#8221;, although records show that the first signs of human settlement in the area actually took place over 2000 years before the birth of Christ.</p>
<p>Porto Colom is the site of one of the most important, and best preserved, &#8220;Naveta&#8221; or prehistoric burial sites on Majorca, and for this reason in 1996 the Department of Prehistory of the University of the Balearic Islands established the archaeology project known as &#8220;Projecte Closos of Can Gaià&#8221;, in an attempt to further  understand the ancient civilisations of the island.</p>
<p>Porto Colom still remains a small traditional fishing village, that has so far resisted full scale tourist commercialisation. A small amount of mainly residential building work is going on, although the town will never become another  Magaluf or Palma Nova.</p>
<p>The main feature of the town is the large natural harbour, which is the home to a number of small fishing boats  and an ever increasing number of leisure craft. From the harbour looking inland on a clear day, it&#8217;s also possible to see the Sanctuary of Sant Salvador in the distance.</p>
<p>Around the harbour area there is a fair selection of shops for the everyday holiday essentials, along with more souvenir shops behind the beach at Cala Marcal, and it is here to a large extent,  that most of the tourist development has taken place. The town has two reasonably sized supermarkets the first &#8220;Ca&#8217;s Corso&#8221;, is next to the Ca&#8217;s Corso Apartments and the other Spar is situated by the side the harbour next to the Club Nautico offices. Both offer a good selection of fresh and cooked meats, wines and spirits, fresh fruit and vegetables, along with Mallorquin specialities and British branded products. But don&#8217;t expect too much competition with their prices, as they are both owned by the same people.</p>
<p>The resort is very popular with British visitors who aren&#8217;t looking for mass commercialisation in a resort, such as water parks and countless karaoke bars, many of which who have subsequently fallen in love with the resort and bought second homes in the area.</p>
<p>Holiday accommodation here mostly falls within the 3 or 4 star standard, which is then supplemented with a  fair selection of good value self catering apartments to choose from.</p>
