We had a client from the UK who had found what he thought was his ideal business for sale. He was going to pay 48,000 euros traspaso and 14,000 euros rent per year for a music bar. He decided to make use of our services just to be sure he was getting the right business and the right deal.

We viewed the business and it looked a viable concern, however we noted it had not been trading for a year. The client was not aware of this.

We also made some investigations with the landlord and viewed the terms of the contract. We found that by negotiation that the business was available on a rental contract with an option to buy the contents and the lease after the first year. We handled all the negotiation and presented a new deal to the client.

The way the package was constructed meant the client was able to maximise his capital, try the business for a year without the financial outlay and during the year the client was able to use the profit generated from the bar to pay for the contents and lease.

We negotiated a rent reduction to 12,000 euros per year and a discount of 5,000 eruos from the lease price.
Thereby saving the client valuable finance and a discount of 7,000 euros in total over the year. On top of this he was able to retain his original 48,000 euros.

Sometimes rental only deals are available direct with the landlord, a business agent will not tell you this as they get paid up to 10% of the lease price!

Palma.—Palma’s Local Police force is continuing to keep a close eye on the activities of the various immigrant communities in the capital and on Friday night, a 30-strong unit raided a well known disco.

The police mounted the raid just after 2am yesterday morning and once inside the establishment the police discovered a number of illegal items and substances.

According to police sources yesterday, traces of cocaine were found, some of it apparently strewn across the floor as clients tried to dump the drugs as soon as the police arrived.

Quantities of marijuana were also found.
A weapon was also confiscated and at least five minors were also found on the premises.
The owners of the establishment apparently admitted that they had let the juveniles in but assured police that they had not taken any drugs.
No arrests were made but the owners could find themselves facing a considerable fine.
Police sources said yesterday that more raids are going to be carried out as part of a crack down on drugs and petty crime.
